– Inventory has dropped 23% to 532 homes on mrkt
– Only 34 homes sold in Dec – only 6% of the available homes – definitely a buyer’s market.

What’s Hot (21% or more for a SR)

– Not one neighbourhood is favouring sellers now
– point grey saw the most activity with 7 / 44 sold
– price point strongest & fav sellers
– $2M – $2.25M 30% sr 3 / 10 homes sold

What’s not hot (14% or less for a SR)

– All areas are doing poorly now but the worst areas are:
– Southlands 0 / 20 sold
– Marpole 0 / 48 sold
– which price category favouring buyers?
– anything over $2.75M fav buyers.
– anything over $3.5M really weak only 3% of homes selling. ⅔ of the inventory available is priced over $3.5M
