– Median Prices are down from $3.1M to $2.7M.
– Inventory has is at 634 homes
– Only 35 homes sold in Jan – only 6% of the available homes – definitely a buyer’s market.

What’s Hot (21% or more for a SR)

– Not one neighbourhood is favouring sellers now
– Dunbar saw the most activity with 9 / 93 sold 10%
– price point strongest & fav sellers
– $2M – $2.25M 33% sr 5 / 15 homes sold

What’s not hot (14% or less for a SR)

– All areas are doing poorly now but the worst areas are:
– South Granville 2 / 75 sold 3%
– which price category favouring buyers?
– anything over $2.75M fav buyers. Ironically almost all the inventory is priced over $2.75M.
